About LMH Transaction Services
Obtain and review all contracts and documents to ensure accuracy and proper execution.
➢ Provide outstanding communication and best-in-class service to all parties involved in the transaction.
➢ Open escrow - introduce ourselves as your TC and confirm transaction timeline to all parties involved.
➢ Confirm the EMD has been received.
➢ Complete sellerʼs disclosures and share with relevant parties.
➢ Send copies of Termite, NHD and any other reports to buyer's agent and escrow.
➢ Order and review NHD Report, if applicable.
➢ Verify parties have coordinated inspections and appraisals.
➢ Closely monitor the contingency periods for contractual compliance for all parties involved.
➢ Submit all necessary documentation for broker file compliance.
➢ Provide regular transaction updates to all parties and reference any outstanding items.
➢ Assist with addenda and amendments if needed - Record a file and ensure they are shared with relevant parties.
➢ Order Home Warranty - If applicable.
➢ Request and review escrow and commission instructions.

➢ Follow up on the appraisal and request loan status updates.
➢ Send regular transaction status emails and advise the agent of pending deadlines (AVID,
Termite, VP, etc.).
➢ Ensure escrow is in receipt of all invoices and credits.
➢ Fulfill Lender requests for fully executed documents necessary for their file.
➢ Confirm funding and accurate recording
➢ Assist in all aspects of the “contract to close” process to get to closing.
